The Property

Bodfach Hall is an outstanding principally Georgian Grade II listed country house standing in beautiful gardens, with magnificent woodland and rolling parkland through which flows the River Cain. There are two cottages and a stunning coach house, also with potential accommodation. The house is situated in the Cain Valley in the glorious Welsh Marches, close to the Shropshire border. It has a fascinating and well chronicled history from the estate’s origins in 12th Century when recorded in the will of Madoc ap Meredydd, the Prince of Powys. There has been a house on the site since the 13th Century and the present building is Georgian with Victorian additions. It includes ornate, decorative plaster work, arches, doric style columns and an Italianate classical style entrance hall, elegant reception rooms with impressive fireplaces and polished oak and tiled floors. Many of the windows have fine etched-glass insets. Along with the elegant drawing and dining rooms is the impressive panelled Oak Room. The family room, cosy study and a traditional fitted kitchen with its four door AGA range, original north facing larder with slate shelves and pantry, ensure comfortable family living space, while it is also a house which lends itself to large scale entertaining. An 18th Century oak staircase leads to a particularly striking landing lit by a roof light with etched-glass panels. The Coach House

A wonderfully handsome Georgian Coach House, with Gothic style windows, topped by a cupola and with a clock, has previously been used in part for residential use, but more recently for office, workshop, and storage. It does, however, have huge potential to be adapted for a number of uses, whether residential, office, gym, garaging and stabling. It has central heating from an oil fired boiler in the garage. There are magnificent Victorian dog kennels behind it.

Garden Cottage

Tucked away beyond the Coach House is the Garden Cottage with a sitting room and kitchen all in one room, and conservatory along with two bedrooms, one with an en-suite shower room, and one bathroom. Outside

The house is approached by a long driveway crossing the River Cain and passing through the rolling parkland, laid out in the Georgian era and now complemented by a recent planting scheme of over 100 native hardwood trees but including some ancient oak trees. It enters the gardens before drawing up to a parking area to the front of the house. The gardens are listed Grade II and are distinctive with impressive mature specimen trees, rhododendrons, and sweeping lawns. There is a part castellated walled garden, sheltered courtyard, a south facing veranda with a balcony above, terraces, a small lake, statue garden and summerhouse, woodland vistas and walks. The mature native woodland extends above the house with carpets of bluebells, and a blaze of colour of rhododendrons and azaleas in the spring. Situation

Bodfach Hall is situated within the Cain Valley with views over the rolling hills of the Welsh Marches. The area, close to the Shropshire border, offers wonderful walks, along with quiet country lanes for riding and cycling. The stunning Welsh Coast, the mountain ranges of Snowdonia, the Berwyns and beautiful Lake Vyrnwy are all easily accessible.

The house is situated close to the small, historic town of Llanfyllin and offers a wide range of local amenities. These include an excellent butcher, green grocer and a supermarket, along with a regular farmers market and a GP surgery. Further amenities are available in the larger towns of Welshpool, Oswestry and Shrewsbury. From Shrewsbury, the A5 connects to the M54, M6 and national motorway network. To the North via Oswestry, the A5 connects to the A483 for commuting to Chester, Liverpool and Manchester. Directions

From Llanfyllin, head North through the town on the A490 and as you exit the town after about 0.1 of a mile you will find the driveway to Bodfach Hall on your right-hand side, where a white lodge can be seen. Proceed through the parkland and shortly after the river follow the drive to the left hand side.
